OFFERS AND NEGOTIATIONS

Once you have found the perfect home, we will present an offer on your behalf to the seller.
Most of the time, sellers will counter your first offer. After all the details of the deal have been agreed upon verbally, the deal needs to be put in writing, citing all the specifics of the transaction to be agreed on by both the buyer and seller. Any negotiations made will be reflected, after signing, seller and buyer are obligated to complete the deal as long as all terms are met.

Due diligence
After signing of your contract, a 10% deposit will have to be made at the notary. You will be contacted by the Notary in about 6 weeks for the final signing of documents and collect payment for property taxes, sales taxes and notary fees. Your property will have a fixed tax rate within a certain bracket depending on your purchase price.
After closing process, final closing commences, the deed and payment are transferred, and the deal is complete. It’s time to pick up your keys and enjoy your new home under the island sun!
